Hello,
I intend to build a duplex house in the near future.
I have already been given amount X by the bank, which is available to us, the plot (fully developed) has been found but not yet purchased, and various house construction companies have sent offers, but these are calculated too roughly for me, e.g., kitchen for 12,000 euros per half-house, house connections totaling 9,000, etc.
I have already obtained all prices for the house connections from the suppliers, these are flat rates. I would purchase 2 kitchens for 8,000 euros.
I have also generously calculated floor coverings, painting work (wallpapers + painting).
However, the real estate transfer tax and notary + court costs (land register) are causing me headaches.
Since I am acquiring the plot from family A. and company B. is to build the house, 3.5% real estate transfer tax applies only to the plot.
What notary and court costs are incurred now? It is clear for the plot, but how is it with the house? And if so, how many % on what? Only the house price or also additional costs like house connections, etc.?
