Acquire green land adjoining the property?

Hello dear community,

after I have already received good tips here and perhaps could help once as well, I would be interested in other opinions on the following matter (see graphic).

We are currently building a single-family house on our property (blue). Now the city has offered us to buy their property (green, currently green space with 3 trees) as well. Regardless of the fact that the price is still a bit too high for us and we would have to "tolerate" the 3 trees on the green area, the question arises as to what other consequences we would have with the purchase.

On the one hand, the clearing obligation came to mind. If we do not purchase the property, the city is responsible for the 1-meter strip in winter, right? (no sidewalks present, the house is located at the end of a play street) Of course, this obligation would then pass to us.

On the other hand, there are costs/fees/taxes that are based on how much length of the property boundary borders a street. Is that correct? What exactly are these costs?

Basically, we do not currently need the space; it would just be somewhat advantageous for designing our driveway to the garage (straight driveway instead of slanted driveway) and the garden. In 20 years, when hopefully the money for such a property purchase would be more readily available again, we would probably buy the property. However, in 20 years, a complete redesign of the garden area in that section would be necessary.

The city just wants to get rid of the corner, so you have to take care of it or at least not tolerate a jungle there out of your own interest. How many sqm are we talking about? When buying, pay attention to the usual additional costs.

For us, the water connection is charged, among other things, at a flat rate of 2.50 euros net per sqm.

The costs are one thing. I don't think the development will become significantly more expensive, depending on the municipal statute, you have to ask about that.

Looking at the picture (sketch), I would buy that part from the municipality.

You then have this part under control, can arrange and manage it.
Visually, this part seems to be part of your property anyway, and shoveling a few more meters of snow.... almost doesn't matter.

We are talking about approximately 150m2 here. The narrow blue strip was probably originally planned as a driveway and is 7m wide. Just for your information. We have the fixed costs for the purchase in mind, but we are not quite sure yet what additional costs we will have annually. I am currently getting an idea about this so that I can also accordingly prepare the "overall" calculation. Maybe the city will also be somewhat accommodating in terms of price when they realize that on the one hand they have regular additional income and no more expenses for maintaining the corner. Would the city be allowed to build parking spaces for cars on the green area, for example, without my consent?

Depending on the development plan, something like that would be possible, yes. That’s why I would acquire the part myself; it would annoy me a lot if other people did things in front of my house that I cannot influence.

I clearly remember that just a few weeks ago, while still lying in the hospital, I barely prevented the new street lighting from being installed right in front of my house, alternatively in front of the garages or car parking area. Pleading with sweet words.

No matter what the city does with the part – they do not need your consent within the scope of the permissible.

The ongoing costs for you will be limited.
You will pay a little more property tax. And very likely more for drainage, but these are comparatively moderate amounts.
