According to BG one-story - Mediterranean villa?

Hello,

if according to BG a single-story building is prescribed, can one also build a Mediterranean villa there with one full floor and an upper floor with 2/3 of the area (hip roof 22° roof pitch)?

I think it depends on what exactly is stated in the wording! Not every floor is a full floor (which you are also relying on), but what if only one "floor" is really allowed? Otherwise, of course, values such as maximum ridge height, eaves height, roof pitch, etc. can enforce a certain type of construction! Which federal state is it?

In fact, you can bypass a second full floor with a recessed floor if the area is correspondingly smaller compared to the underlying full floor!

I want to build in Lower Saxony (Hannover).
Alright, then I will take a look at the exact values...

At the moment, I am kind of in a small conflict anyway... better plot and location or rather a bigger house? Not that easy.
In the middle of Hannover, it is really hard to get plots (I have a reservation for one) and if you do, they are insanely expensive, so you can't even afford a waterproof concrete shell. Otherwise, you have to take a plot a bit outside and can build a bigger house with a basement instead. Well...
Despite searching for a long time and having a reservation (but not necessarily), I am just still unsure.

Did you find the decision just as hard?

Hello,

You can generally – regardless of the federal state – build two stories on any plot if the second story is not a full story but a recessed story; meaning 63% of the ground floor area. Regarding the roof pitch, you have to comply with the specifications in the development plan. However, this regulation only applies to detached single-family houses; for semi-detached houses you always have to adapt to the neighboring buildings if you come as the second owner. If both decide at the same time on the recessed story option – which in my opinion does not really make sense for semi-detached houses – that of course is also possible.

Basically, however, you should first decide where you want to go, I read from your last reply. And – if you don’t mind me saying – inform yourself a bit more on the subject of construction.

Oh, it’s just a weighing between reason and dream...

I decided in favor of reason... i.e. central location with S-Bahn and train connection...

Oh yes, I have already been involved twice in building houses with my parents (so I also helped myself), but I never took care of the plans, regulations, etc.

Fortunately, on this building plot, neighboring development is not prescribed... you are allowed to build on 1/3 of the plot within the building window... only the single-story is prescribed...
