Dear forum,
I have attached an exposé and a construction description of a project. Both documents are anonymized. I hope this is acceptable and would like to ask you to take a look.
Do you notice any potential problems? Does the described execution seem high-quality to you?
I am especially interested in an evaluation of the construction description. During the informational meeting, the gentleman from the construction company appeared flexible regarding, for example, exterior walls. Standard is 17.5 cm calcium silicate brick plus 16 cm insulation. We are still undecided whether we might prefer to build monolithically with Ytong. It seems to be a matter of belief...
Furthermore, I am interested in your opinions on the floor plan. It is clear that it is not a spacious single-family house but a small semi-detached house. Perhaps you have ideas for optimization...
Oh yes, it is an expensive city in BW. Hence the – what I consider – upscale prices. The land share amounts to 141 thousand euros for the smaller part, which is available to purchase developed for 470 thousand euros.

The number of sockets is anything but high quality. What exactly are the [Gipswände]? Much is undefined.

With the number of sockets, one could have actually saved the electrical connection altogether. :D

How does the towel radiator harmonize with the heat pump (flow temperature)?

Which heat pump will it be anyway? Various manufacturers are listed, which as far as I know are not equivalent, and then at the end comes the sentence "or equivalent."

Glass wall at the shower?

SAT roof tile?

Is textured wallpaper and laminate or carpet really desired?

Controlled residential ventilation?

Electric shutters cost extra.

Interior doors 2.11 m not included.

U-value of windows (Uw and Ug at least) not precisely specified.

Mushroom head locks?

Exterior window sills aluminum - or granite desired?

Regarding construction water and construction electricity, in my opinion the bulk of the cost is not the consumption but the provision cost. I am not 100 percent sure about that right now.

Non-load-bearing interior walls are gypsum walls.

Roof covering is done with roof tiles and not roof shingles.

Regarding the staircase, I can’t imagine anything precise right now, but steps made of wood composite laminated with beech decor? Nowadays aren’t solid wood stairs standard?

KS+12cm insulation probably does not achieve KfW70.

Domestic water pipes in copper?

A single washbasin in the bathroom, not 2 or a double sink.

Roof overhang is not in the construction specification but in the contract plan. Pay attention to that (my opinion: 50 cm continuous as building protection).

Oh yes, grounding of the electrical system. Did I overlook it? Foundation earth electrode?

In the electrical installation, the connection from house connection to the meter box is missing, isn’t it?

Then, which I also do not fully understand yet, there are various filters, pressure reducers, ventilation in the sanitary installation - where is that stated?

Otherwise, the question is always whether one is satisfied with the standard front door, the standard interior doors, the standard fittings, the standard tiles, and the standard staircase and, as mentioned, a lot seems to be missing in the electrical.

I hope I haven’t forgotten too much. Some of the noted things are only to be understood as hints. As far as I have read, concrete roof tiles are definitely not worse than clay roof tiles anymore and one will not go broke with construction water/construction electricity either.
