Hello community,

it took a long time, but we have finally found our dream property.
Unfortunately, there are some things that make us uncertain.

The house is 6 years old, so the warranty has unfortunately already expired.
It is a solid construction house made of Poroton bricks.

Upstairs there are noticeably many cracks (we could not see any cracks on the ground floor). Some unfortunately run across the wall.
I have attached two pictures. The crack is on a 17.5 cm masonry wall. On the back side of the wall is the bathroom. Apparently, the crack has caused 3 bathroom tiles to crack.

Are the cracks concerning?
The seller said that such cracks are normal in new buildings. He himself received this statement when he tried to claim this as a defect from the construction company about 2-3 years ago.

Thank you very much

Yes, settlement cracks, masonry moves. Although I find that quite severe with the tiles.

Have you ever consulted an expert?

Without inspection by an expert/structural engineer, that would be too uncertain for me.

Normally not, as they are normal settlement cracks.

Yes.

I have a rented apartment where the cracks appeared on a wall even 55 years after completion, after work was done outside on the sewer.

Annoying, but more of a "cosmetic defect".

These are already cracks of a special nature... but difficult to claim as a defect against the BU. As a buyer against the seller, however, no problem.

Unfortunately not; what would be the worst case scenario, what is the worst that could happen? Would the wall need to be rebuilt? Or does it even indicate problems with the foundation slab? Surprisingly, as mentioned, there are no cracks on the ground floor
