What is keeping you in the countryside? How about a nearby condominium [sofern verfügbar]? The gained time is an absolute luxury. €400,000 debt for still long commutes is just silly?
Commuting 3-4 hours is really tough, even the targeted 1-2 hours would already be a lot for me personally. If you are not only building alone but also living alone, I would advise renting an apartment directly near work and using the current house as a weekend residence.
An apartment in Berlin? Sure. But as I said, take a look at the train routes and which villages they pass through. You can check if there are any plots available and build. Because saving 1 hour of travel time for €400,000 is not really wise. Or you stay in the house and either work from home or look for a new job.
I would also say, if your work is in the south of Berlin, take a look south of Berlin. Not necessarily Teltow, but Blankenfelde or even Rangsdorf. There could still be somewhat affordable options there.

Beelitz/Beelitz-Heilstätten I bought a plot nearby 2.5 years ago for 40€/sqm. Current standard land value: 120€/sqm. And the value is rising because city dwellers want to move to the countryside with great connections.
