2 full floors or 1.5 floors

Hello everyone,
we have purchased a plot of about 600 sqm in a new development area.
The development plan and the textual specifications allow up to 2 full floors
with ridge height = 6.5m and eaves height = 11.5m.
Only a gable roof with a pitch of 35° to 45° is permitted as the roof form.
We would have preferred to build a townhouse with 2 full floors and a hipped roof.
Unfortunately, that is not possible.
Now the question is whether we should build 2 full floors with a pitch of 35° or rather
1.5 floors with a pitch of 40° and a knee wall of 1.20 to 1.40 m.
Our planned exterior dimensions are 12 x 10 m, so already a fairly large footprint.
What speaks against the 2 full floors in my opinion is purely the appearance.
I think that 2 full floors with a gable roof (pitch = 35°) and a footprint of 120 sqm
won’t look nice from the outside.
I haven’t found a single picture on the internet.
Against 1.5 floors are the sloping ceilings in the attic, but the external appearance is definitely nicer.
Unfortunately, we cannot decide.
Maybe one of you can help us with your experience or tips in making our decision. How would you build given these conditions?

Is the living space sufficient for 1.5 stories?

We have 11x11 2 full stories and a gable roof
Delicate is something else. Only the neighboring buildings are just as tall, if not taller, and behind them is the steep slope

Hello haydee,
currently we have a 4-room apartment with 102 sqm.
For 1.5, we would have 190 sqm with 6 rooms.
That is enough for us.
What roof pitch do you have?

I don't remember exactly
I think it was 40 degrees

How do you come up with the house size?

A dormer gable is still planned.
The exterior masonry is 33.5 cm.
On the ground floor, we come to 102 sqm and on the attic floor to about 90 sqm.

Where is the problem? The difference TH to FH is 5 meters, which fits exactly with 10 meters house depth and 45° DN; with 35° DN more house depth is possible. Apart from gable instead of hip, I see no deviation here between desire and possibility (provided the reference height for TH is not unfavorable).
