Owners age together. After stupid tenants come others who are not related to them. After stupid owners come their equally stupid descendants. In my experience, neighborhoods with at least one third owners and tenants each are the best. And preferably heterogeneous in terms of age composition.

I always consider parking spaces on the macro scale of the block of houses; you can also walk a hundred meters to your car (as long as you can unload groceries near the front door, it is still within a comfortable range overall).

So I think in the end probably both properties have their advantages, the plot suits you in both cases. In the end I think it will be personal taste and then maybe also depend on what you want. Although tenants do not necessarily mean that it is better or worse in the neighborhood.

House 2 is newer and better in terms of the energy certificate (if that really says anything), but House 1 has a bit more land that is not visible. You can weigh a lot of things against each other and then YOU have to see which points are important to YOU.
