1 Full Floor - Building Possibilities in SH

Hello everyone,

for a plot of land in SH, the following regulations apply:

Floor area ratio: 0.25
Number of full floors: I
Maximum permissible building height above the upper edge of the finished floor of the ground floor (GH Max.): 9.00 m
Pitched roof with a roof slope between 20° and 45°
Plot size: 640 m²

We would like to build a house like, for example, Maxime 610 from Viebrockhaus.

But with the requirement of 1 full floor, that won’t work, if I see it correctly? Are there alternatives? A bungalow is not an option for us.

I would assume that the Maxime 610 is considered single-story in SH due to the 3/4 rule.

I would have also said that should work. If necessary, lower the knee wall a bit.

That should actually pass. If in doubt, check with the local building authority using the data to see if the requirements for the living and usable area in the upper floor are met. Otherwise, reduce the knee wall a bit. At 1.55m it is quite decent. 1.20m-1.30m might also be sufficient.

9m gable height from top of finished floor sounds pretty good

To my knowledge, the rule in Saxony is: full storey = 2/3 of the area >2.30m (google --> "Definition Vollgeschoss Sachsen"). In my experience, you achieve better usability and fully exploit the 66.6% limit not just by stubbornly raising or lowering the knee wall, but rather by opting for a slightly lower knee wall and preferably dormers on each eaves side (if permitted).

EDIT: My mistake, I read SN instead of SH, sorry!!!

Just follow the specifications provided by the desired house builder, they will adjust the floor plan accordingly.

Why Saxony? SH was Schleswig Holstein for me.
