Your opinion on construction financing

I’m approaching this differently. €400k for the entire construction project is already quite a lot, I don’t know where you are building.

It might be an option to build a bit more "modestly" to get to a loan amount of €325-350k. Lower installment, comparatively more equity invested > better interest rates.

Maybe skip the basement, if planned, painting + carport instead of garage. Suddenly it looks a lot more promising.

But that’s just an idea, we did it that way, for example. We have a similar starting situation.

In 2 years when the income surely drops from 4390 to 4,000, kindergarten costs etc. will be added, I see that as very, very negative. Especially since I think you have to report that according to the new Vermittlergesetz. If already 1,000 is desired as an installment, but you get 1,200 and also stretch it over 30 years... hm

If the plan is to work full-time again after kindergarten at some point, that all goes faster... I also don't find 30 years that long now. We are similar, but definitely wanted to stay under 400,000.
