This does not look very good for our house purchase... The house already has external insulation and the laminate floor in the living room looks new and well-maintained. We are wondering when these energy renovation measures would need to be carried out. The energy certificate shows 224 kWh (natural gas). Could I maybe send you (wpic) the report to take a look at?

You are welcome to do so. The "Sanierungsmaßnahmen" already carried out must of course also be thoroughly examined. The beautiful + well-maintained surface is secondary; more interesting is what lies beneath. An external insulation that shows a final energy consumption of 224 kWh/m2*a is basically no insulation at all and rather suggests a poorly functional "Alibidämmung." What would indeed be sensible is a complete purchase consultation for this property by a truly independent expert.
