Will we manage to do it before the increase in real estate transfer tax?

On 01.10. the real estate transfer tax in BW will be increased from 3.5 to 5%, we have a house in mind but nothing concrete yet, our question is whether we can still make it before 01.10 if we put a bit of pressure on the sellers and agree quickly, or if we now have to accept the 5%...

So I wouldn't rush the whole thing too much, because that can ultimately lead to mistakes faster. Push the whole thing forward and then you will see if it works, but not at the expense of good planning.

Points are not just there to turn numbers into a date!

But to get straight to the point: it can work, but I wouldn’t necessarily rush it because of a few thousand euros. Have you clarified the financing? Otherwise, I would simply say that it won't work that fast. Especially since many have this appointment in mind!

well- the financing is not clarified down to the last detail. But we have spoken with various banks and know that the financing is possible- and if we want the house anyway it is of course better for us to pay less [grunderwerbsteuer]...
I have another appointment with the seller tomorrow morning, so we'll see.

Hello elvsiett,

it would be possible under 4 conditions:
1. You have committed to the property and the financing and know exactly what you want.
2. The banks finalize the financing by then / give you a binding good offer. (without financing it is a bit riskier to sign a house purchase contract - but certainly not completely out of the question)
3. You find a notary on short notice (outside of BW)
4. The seller agrees as well

Better calculate what your "profit" is - and whether it is worth possibly deciding very important things too quickly without the necessary calm and foresight. If the planning suffers, the 1.5% (also of the total costs) difference quickly disappears again.
