Which type of property should we choose?

Hello everyone,
my girlfriend and I (both 21) have been thinking for some time about moving out of our rental apartment and buying a condominium.
Our current combined salaries amount to 3900 euros, plus around 400 euros in child benefits (we are currently pursuing further professional education and are still entitled to this for another 2.5 years). Since we are paid according to collective agreements, our income will increase by exactly these 400 euros in 2.5 years. Thus, we currently have and will have 4300 euros available monthly.

After deducting our expenses, we save about 2100 euros in various funds and ETFs.
We currently have around 35,000 euros in equity.

Our considerations:

1) Buy a 2-3 room condominium for 250,000 euros (suburb of Freiburg/Elztal) in 1-2 years (equity approx. 70,000 euros) (possibly renting out or selling)
2) Buy a 4-room condominium for 450,000 euros in 2-3 years (equity approx. 100,000 euros) (could live in it)
3) Buy a single-family house / semi-detached house / terraced house for about 550,000 euros in 6-7 years (equity approx. 200,000 euros) (optimal)

Children are planned no earlier than when we are 27-28.
Professionally, we find fulfillment in our job / we also like the region.

You are young, you don’t know what’s still to come. I wouldn’t buy anything “in stock” (2) either, something you might need over years or never at all. 2-3 room apartments are always good.

It’s great that you don’t waste everything! Some 40-year-old fortune hunters here in the forum could learn a thing or two from that! But don’t forget to live, take a trip, etc., that’s still cheap and flexible without kids.

Hello, it depends on whether you stay in the area for work and how strong the relationship is. If you stay in the region and want to start a family, I would recommend 2 or 3.

so at most a 3-room apartment where the children can possibly share a room for a few years?

Saving is very important to us, we both work in the finance industry and know the pitfalls of consumption. We also enjoy life, after all, there is an annual travel budget of 4,000 euros combined.

Professionally, we will definitely stay in the area because of a regional employer.
The relationship is still going very well after 3 years. A future is definitely conceivable.
