We are still in the planning phase, but at the beginning of next year we want to start building the house (without a general contractor, with a civil engineer as site manager). Now the question has come up for us which insurances we should reasonably take out. So far we have heard of builders' liability insurance and a fire insurance specifically for the shell construction... do you consider these useful and which did you possibly have additionally / do you consider important / indispensable?

With us, an insurance package including (GU) construction all-risk insurance, builder's liability, fire during shell construction was included.

You are already taking out a building insurance that only takes effect or is payable after moving in. Included is the fire insurance for the construction phase, as far as I remember.

That's exactly how we did it as well. I would ask about builder’s liability insurance with your personal liability insurance. You can add it for a few euros. We also took out construction all-risk insurance.

There are actually only 3 that are always recommended as fundamental.

Builder's liability insurance - you just can't do without it, we even have it stated in the contract with the shell builder that we have to have it, but we would have done it anyway.

Then the residential building insurance, which includes fire shell construction coverage.

And then a builder's all-risk insurance - we take this out, among other reasons, because there have been a lot of break-ins in the area recently. This is the most expensive one and we thought about it for a long time, but it seemed better to us to secure ourselves there.

Thank you very much for the answers, I will then take a closer look at the mentioned insurance policies. So far, I thought that the [Bauleistungsversicherung] only covers the completion of the construction, for example in case of the contractor's insolvency, and does not make much sense with individual trade contracts, but I will definitely take another look at it...
