Which house construction "provider" to choose?

Hello everyone!

We plan to build, but still have plenty of time.

Unfortunately, we don't know the best way to go about it.
We already have a plot of land, and the development plan also offers many possibilities.

We have already consulted with Massa Haus, Heinz von Heiden, Town & Country, Viebrockhaus, Zielsdorf, Baudirekt, and Grossmann, so it is already certain that we only want a solid house. Now we don't know if it makes sense to build turnkey? Or a shell construction? Or should we have the architect plan everything and organize all the trades ourselves? We would like to spend around 170,000€ max for a one and a half story house with 140 - 150 sqm so that we have a buffer for potential additional costs, that would be about 1100 - 1200 € per sqm for the house. Is that achievable? Do you perhaps have tips for developers, because you always read bad things about those mentioned above, just like about almost all of them. The building location would be NRW, 49536 Lienen.
The only one from the above that suited us was Town & Country’s Lichthaus 152 solid, turnkey from the first spade, for 161,590€.

That depends... for example, how much you yourselves know about house building, to what extent you are willing to hire and pay for external help (in my opinion indispensable for contracting)... what your demands on the house are... your budget... etc.


NO. With the mentioned budget, you can count yourself lucky to get 120 sqm floor area in Lienen. Without painting work, floor coverings, extras, and all incidental construction costs. On the other hand, 120 sqm – cleverly divided – is not the end of the world; on the contrary, often more effective.


First of all – you named many providers in your first thread, that is why I moved your question to the moderated forum

With Stadt & Land you will not manage with these costs. As soon as you start adapting the standardized BB to your needs and an economically energy-efficient state, you will end up around 220,000€.

You have to quickly learn to internalize that there are “lure offers” and “seriously calculated offers.” The former catch your attention and arouse desire; the latter scare you off, but are mostly the providers who do not tell fairy tales and advertise with precisely calculated figures on the market; which are, by the way, confirmed by reality.

I keep smiling... you read the house size and then the "construction price." I have to admit, at first I also thought you could build 120sqm for 150 TEUR. Now we are more around 250 TEUR for a similar size. My well-meaning advice: say goodbye to the 1 at the front of 150sqm and cautiously make friends with a big 2 or a small 3.

Should the 170K be just for the house or for everything? If the former, it will be very tight (and spartan), otherwise completely unrealistic. Sounds strange, but that's how it is.

I completely agree with the others: As I see it, your budget is pretty tight for this scale. If I were you, I would reconsider what is more important to you, quantity (sqm) or quality. Definitely, you can't have both with that amount! Apart from that, you have picked out a few nice companies. Either "cheap" or "expensive". But nothing in between.

Hello. Ok, maybe I see the whole thing a bit differently. Although we completely renovated and remodeled an old building a few years ago, I have no experience with new construction. Through the remodeling of the other house, I planned a budget of 80,000 euros for the complete interior finishing, which means almost everything inside will be done by ourselves and this amount would be equity, so that the new building has at most underfloor heating and screed finished, as well as gas and water installation, the electrical work should also be done entirely by ourselves. So I thought that 170,000 euros just for the house without additional construction costs, without tiles, bathroom, etc. would be okay. The plot is also available, fully developed, [RW/SW] is also there. Yes, dealing with the providers is a tricky matter, maybe better without a developer after all.
