Hello,

we have two offers.

1.
Sparkasse with 2.85% and 15 years fixed interest period

Final rate 1599.10 EUR including [KFW]

2.
Interhyp 3.23% and 30 years fixed interest period
Rate 1647.73 EUR including [KfW]

Which offer would you choose or what else can be tried here?

Because personally, I find the fixed interest period and the associated interest surcharge too high. But everyone has to decide that for themselves.

In my opinion, the first offer has a higher repayment rate, so you will be debt-free faster, but you have an interest rate change risk after 15 years.

PS: The [Kfw] will have neither a 15 nor a 30-year fixed interest period in either case.

With the information provided, no one can make a serious comparison.

What do you want: security or lower interest costs? That is the only question you need to answer. And your interest rate expectation for the coming years would also be good to know on the side.

All the numbers must be available for an evaluation. Which loan amount at which institutions (i.e., Kfw and/or bank / how is the sum divided). What is the outstanding debt for the respective offers?
