Which air heat pump meets the requirements of the development plan?

Hello Andreas,

I had already submitted the development plan to them.
Their statement is that it will only be thoroughly reviewed during the planning discussion and then the corresponding changes will be made.
However, I have now come across this problem with the air heat pump and wanted to have it clarified before signing the contract.

Just now, an email came in with an "Eltron 8 S Trend" as an air heat pump, but at a considerable additional cost.

Can you roughly say where a geothermal heat pump stands price-wise?
I am aware that the drilling costs can vary greatly. It probably depends on groundwater depth as well as the soil layers?

Um, so they want to adjust the house plan to the development plan only _after_ signing the contract? That’s a funny idea....
I hope you realize that by doing so you’re signing a blank check....

The house should basically be approval-ready before signing the contract. Otherwise, they only calculated the minimal KfW standard and you’re supposed to pay the surcharge for KfW40+, which the development plan unfortunately requires. And since they know you can’t get out of the contract anymore, that won’t just cost 40k€, but why not 80k€ straight away?

Sorry, that’s just not acceptable!

I have to pass on prices for geothermal heat pumps, I’ve often seen values of 10-15k€ just for the drilling here in the forum, but I have no experience myself. We have a very old-school gas heating system and I would still decide that way today. Costs 3000€ compared to the 16,000€ I found spontaneously for the heat pump with indoor installation. Consumption costs about 750 euros per year in gas. Runs....
And if you have a bad CO2 conscience, you skip a weekend trip to Mallorca, which is roughly the same as a gas heating system for the whole year...

Hello Andreas,

I do not want to sign this blank check.
Therefore, I am currently trying to clarify as much as possible before signing.

We already have a building expert who is checking everything so far.
The contract also goes to a specialist lawyer who will also review it before we sign.

The heating should have only been considered later in a heat demand calculation/assessment.
Now I have brought this forward with reference to the development plan. As far as that goes, the house would, in all other respects, meet the requirements of the development plan and our expectations regarding energy efficiency.

It was now only about the heating :)

Thanks again for your valuable tips.
Now I have some more material to inform myself.

Outdoor units, which where they are actually prohibited, are simply set back behind the exterior wall. Your zoning plan authority has learned from this cheap trick and now also limits the noise that still radiates in front of the grille.
