Where can I get information on how I am allowed to build?

Hello Hello,

I am new here and hope you can help me.
I already own a plot of land with a house on it, but it is very dilapidated and I would prefer to tear it down. Now, there is the problem of adhering to the 3 m distance to the property boundary. I have heard that this can be circumvented if the house is gradually dismantled and rebuilt. Does the "new" house then have to look like the old one?
So far, it consists of the ground floor and an upper floor, but the upper floor is full of sloping ceilings, whereas I would prefer a full upper floor. Where can I find out what I am allowed to build? Do you have to submit a building application for this information, or do you get this information from the office without applying?

Hello Elli,

we were in a similar situation. There was an old house, but its layout and expansion possibilities did not meet our expectations.

We then arranged an appointment with the head of the building authority to clarify the possibilities of new development on this property with him.

This appointment was very valuable to us, as the gentleman from the building authority gave us many really good tips beyond our expectations.

Therefore, I would suggest you also call the building authority and ask for an appointment - be sure to mention which property it concerns so that your contact person can prepare accordingly.

Those are already good news without having to submit a building application right away (that's what I was informed)

Hello Elli,

very gladly.

Before the "actual" building application you also have the possibility of a building inquiry - but at first I would go through the building authority.

It's best to take a local and specialized architect with you, otherwise this is the right way.
