What to do if the tenant simply stops paying?

Hello,

I have built a new house and would now like to know what happens if my 2 tenants maybe at some point can no longer or do not want to pay. The tenant somehow has so many rights and I have heard that I cannot just kick them out like that.

I don't think you'll have problems if they stop paying, then you can terminate your tenant with proper notice and they will have to move out, but what if the tenant doesn't move out, I’m not exactly sure what you can do then.

For me, it's a clear matter: if the tenants don't pay, I would throw them out. But maybe they just want that so they don't have to meet the deadline.

What do you mean by that they might not want to meet a deadline? Why would they do something like that?

that's quite simple, maybe they want a new apartment and the rental periods might overlap, then the tenants would have to pay rent twice. They definitely don't want that, that's why they aim to be terminated without notice. That would be obvious to me in any case. I would always get in touch with a lawyer then.

Exactly for this reason, I always require a deposit. For my houses, always 3 months' rent and for apartments always 2.

This way I can minimize my loss. Even though it is not a cure-all, it is at least a bit of security.
