What to do against rental nomads?

My partner and I want to rent out an apartment. But we have already heard so often about so-called Mietnomaden. Allegedly, as a landlord, you have hardly any rights in this case and can’t really do anything about it... do you know how to prevent this whole thing? And what can you do if it really comes to the point that Mietnomaden settle in with you?

Hello! Yes, I recently heard something about it in a show... I think if you have fallen for such people, you really have very few rights... but I think you can sue them. The question is only whether you will actually get anything then.

Asking previous tenants and checking Schufa information is really important!! Rohbau is right about that. It happened to an acquaintance of mine that rental scammers completely wrecked the apartment. Everything was full of dirt and trash. And they just ran away, didn’t pay rent for the last 2 months, I believe. My acquaintances filed a lawsuit and didn’t get everything back, but they did get some parts. -The tenants had no money anyway (seemed like they spent it all on booze)

Hello! Thanks for the nice tips! I already have several interested parties, and with some we have even made appointments to get to know them. I'll simply ask them for the contact details of the previous landlords. That is a really great tip!

Hello, unfortunately I am only reading the tip about inquiries with the previous tenants today, if I had known that earlier, a lot could have been spared for me. Because we had someone like that in the house and it was very difficult to get the guy out again. Not to mention the financial damage!!

You can really only inquire with the previous landlords about how the tenants behaved. But even that cannot provide a guarantee, because if a tenant loses their job, it can quickly happen that the rent is not paid. If you are dependent on the money, then that is a nasty situation.
