What loan amount is realistic/reasonable?

Hello dear community,

we plan to start the house building project next spring. Since we have not yet been to the bank, I would like to first inquire with you about what amount would be feasible.

General information about you:

We, married, 2 children (3 and 6 years), he (39) employed full-time, she (36) employed part-time (60%).

Income and asset situation:

He 4,000€ net, she 1,700€ net, child benefit 408€.
Equity currently available 50,000€, freely available.
Holiday pay/Christmas bonus and profit sharing would also be added (a little more than one month’s salary in total).

Expense situation:

Housing costs:


    [*]current cold rent 800€

    [*]electricity included.
    [*]gas included.
    [*]water, sewage included.
    [*]waste disposal fees 180€ p.a.
    [*]telephone, internet, mobile phone 50€ p.m.

Mobility costs/insurance costs/living expenses/others

We have two cars. Our household account receives 900€ monthly. From this, groceries, drugstore, fuel etc. are paid.
Additionally:
Kindergarten 250€ p.m.
Riester/life insurance 150€ p.m.
Car insurance and tax 90€ p.m.
Other insurance 30€ p.m.
The difference to the savings goes for clothing, eating out, trips, ice cream… for the nice things in life.
So far we have taken one vacation per year for about 3,500€.

Savings:

Currently we save 2,900€ monthly. Our earning situation has recently improved significantly.

About the building project:

Pre-emptive right in the new development area exists, allocation of the plots probably early next year. Plot prices probably 150-170 €/sqm
Solid construction, 180sqm, basement, double garage would be our dream.
Location: Swiss border

Hello, if you continue to save, the land should be paid from the equity. I see a maximum of 400k with you, whether it is enough for the house with you...?

Income top, savings rate top, no problem at all.

180m2 with basement and double garage of course costs much more than 400,000€, but why not with the savings rate

You are only saving for 17 months if I have calculated correctly. Don’t overestimate.

I am in a similar situation and have set a credit limit of 600k (although a bit younger) and would see it similarly with you, maybe 650k as well. Depending on how big and expensive the property will be, what is described fits into it. I would reconsider the basement. Better a bigger house - the basement is expensive.

You can approach this calmly. I think the family planning is largely complete, so the income situation will rather improve, plus you will probably be able to cover the land from your own equity. Here, 600k and up should be easily possible!
