Hello dear experts,
I have a few rather basic questions about the development plan:
According to my understanding, the following may be built on the corresponding plot (P80) with an area of 630 m²:
Detached single-family house/two-family house with one or two full floors plus roof
=> Is there the option to choose between one and two full floors?
Living area max. 630 m²
Living area per floor max. 220 m² (630*0.35)
Detached house
Roof pitch between 30 and 48 degrees => gable roof prescribed
Knee wall height (=Drempel?) max. 50 cm
Is that correct so far?
What I do not understand at all is the wall height.
According to the graphic, WH 1 = with one full floor between 3.70 m and 4.30 m
WH 1 = with two full floors between 6.70 m and 7.30 m
Measured from the road surface to the point where the roof touches the exterior wall (in this case north or south side).
How do I get a wall height of 4 m for E+D?
If the room height is 2.50 m plus ceiling thickness approx. 30 cm plus knee wall 50 cm, that is (without calculator) 3.30 m for me
Likewise, I cannot reach 7 m for E + 1 + D. For me that is (2 x 2.5 + 2 x 0.3 + 0.5=) 6.10 m
The plot has hardly any slope, from the rear edge to the front to the street max. 1 m (plot dimensions approx. 25 m x 25 m plus at the front at the street the part where the street bends toward the plot).
My first considerations for the floor plan are as follows:
Whether we can/want to afford a basement is still unclear, but of course the space requirement on the ground floor for building services depends on that, I am aware.

[*]Double garage on the north side of the house
[*]Two parking spaces for tenants in front of the house towards the street
[*]Roof of the double garage usable as a balcony for the 1st floor (possibly children's room on this side)
[*]Living area and kitchen on the ground floor facing south with terrace in front
[*]Additional fireplace in the living room
[*]Also a small bathroom and a study on the ground floor (which may be used as a bedroom in old age)
[*]On the upper floor 2 children's rooms plus master bedroom plus bathroom
[*]Rainwater cistern
[*]Photovoltaics are to be installed on the roof, therefore roof windows on the south side and dormer on the north side (due to shading on photovoltaic)
[*]Living area for own use approx. 160 m² plus attic apartment
Whether we can/want to afford a basement is still unclear, but of course the space requirement on the ground floor for building services depends on that, I am aware.
[*]Budget as single-family house was planned approx. 350,000 euros incl. ancillary building costs
[*]Budget for two full floors not yet calculated. What must be calculated for the additional full floor plus stairwell?
[*]How large is the space requirement for a stairwell?
