What does a wall breakthrough approximately cost?

Hello everyone,

my wife and I have a notary appointment next week and would like to have a wall between the kitchen and living room removed before moving into the house. The wall is marked in red in the picture. The width of the wall is 3m, it is 24cm thick. Above it is a wooden beam ceiling, and directly above the wall on the upper floor there is no wall. The house is built solidly from sand-lime bricks. Attached is a view of the wall from the living room.

How much does such a breakthrough cost approximately? The house is in the district of Stade (Lower Saxony).

Costs about a Saturday's work and half a crate of beer if you do it yourself...

I would have no problem tearing out the wall myself with a demolition hammer. Doesn't that affect the structural integrity so that a steel beam has to be installed? How do I know if it is a load-bearing wall?

Yes, and therefore the statement that you can just tear it out on a Saturday is also somewhat questionable. With a 24 cm wall, it is to be expected that it serves a function. And especially if there is a real beam ceiling there, then the beams rest on it.

In that case, a lintel/beam (system) must be installed to support it. This then has to be statically calculated and probably better executed by professionals. It is always a question of whether you really save a lot in the end if you don’t have enough knowledge to assess it properly and implement it correctly. I would rather advise caution in that case.

That’s what the realtor also said and the expert during the inspection. He estimated costs of around 3000-6000 EUR. Has anyone of you ever done something like this and knows a better estimate? After the notary appointment, I will inquire with a few companies.
