What did you pay for your house without the land?

Good morning,

I would be interested to know what you paid for your house? Prefabricated house or architect?

We are currently in the process of getting quotes from local construction companies. The prices really range from €160,000 to open-ended. Although with the €160,000 option, you have to say that at least €60,000 in extras will be added that are already included in others.. Currently, we have an offer for the house alone, 1.5 stories for €240,000 with KFW 55, 106 sqm. Let’s see if that stays the same.

Currently, (almost) nothing goes for less than €2,500 / m2. In sought-after areas, prices are already just under €4,000. A friend of mine sold an apartment at Lake Constance a few weeks ago for €7,500 / m2. With such a small house, the fixed one-time costs have a greater impact. So you will probably end up in the area of €250,000 plus additional costs, garden, etc.

We ended up at just over €310,000 for the bare house without outdoor facilities / paving, I believe. For 152m2, but the price was from the end of 2019. We built with a general contractor, but they have since raised the catalog prices at least twice. I don't follow it that closely anymore.

I can confirm that, I also contacted that general contractor for offers. Nothing was below €2,500, and that was rather for the standard. We pay €2,850 / sqm, however including - KfW 55 (masonry), ceiling height 3.00 m (shell dimensions). - fireplace - photovoltaic system 13 kWp - brine-water heat pump including cooling and controlled residential ventilation - including painting and flooring - electric shutters - many power and network outlets - windows glued on both sides - 10m2 cistern including pump

We pay approximately €460,000 turnkey

- 200 sqm living area with exposed roof truss
- 50 sqm double garage built with masonry, with attic
- incl. 40 sqm terrace roof

The kitchen with €20,000 is extra, as are the paving works.

We are currently building, moving in is in about 2 months.

We signed in summer 2020.

I really wonder what value the statements have - except perhaps to satisfy personal curiosity.

It is so individual and different and depends, among other things, on:
- regional prices
- the size of the property
- the equipment
- the year of construction
- the soil conditions
- etc.

So who benefits from the price and what informational value does it have and what can be derived from it?
