Water pressure in gas boiler

Hello everyone, I am planning to purchase and renovate a small, old house which I intend to use myself for the next few years and then rent out.

The existing night storage heaters are to be removed and replaced by a gas condensing boiler, which will be located in the attic. This boiler is also supposed to heat the hot water for the house, so a combi boiler if I have researched that correctly.

Such a boiler is currently also installed in my rented apartment, supplying the apartment below as well. Unfortunately, the hot water pressure at the taps is more than disappointing, and I can't quite figure out whether this is due to the boiler itself or the old pipes in the current house. The pressure on the cold water line is fine. There is no storage tank at the moment.

In my house, which I will renovate completely, the water pipeline from the street will be replaced entirely; the old lead pipe will be removed. In the process, I want to prevent again having too weak hot water pressure, because that is simply too annoying when showering, filling the sink, or the bathtub.
So, what do you think, is it due to the old pipes or the principle of such a boiler itself that the pressure is so weak?
The second question would be whether a storage tank makes sense to fill a bathtub (e.g., Duravit Paiova) within a reasonable time and to be able to shower properly (possibly with a rain shower). Understandably, I don’t want to put a 300-liter storage tank in the attic; is there something like that in 80 liters, for example, or is the version of the Vaillant Plus Eco Tec VCI with its 20-liter stratified charging module sufficient?

Which standard boiler can you recommend for my project? I don’t need a device that can be controlled via smartphone; it just needs to properly warm the approximately 120 sqm living space of an exterior wall-insulated half-timbered house and meet my hot water requirements. Whether it's Junkers, Vaillant, or someone else doesn’t really matter to me in the end, but it doesn’t have to be top-tier in terms of price (yes, I know cheap and reasonable all-rounder don’t usually go together).
