Hello!
In 2011 we bought a condominium in a two-family house (built in 2003).
In 2013 the other apartment was also sold. Now we and the other owner want to redesign the front garden and pave some paths as well as the parking spaces.
Since we have had problems with the plaster on two sides of the house for some time (blistering, crumbling) and a landscape gardener pointed out to us that the insulation of the house was probably not installed properly, we now want to have explained what might be faulty, what needs to be fixed, and how this should be done.
As a remark: we have no moisture or mold in any basement room!
As it looks, the insulation was glued onto the black coating on the house in the basement area. Then the soil was piled directly against the insulation. I do not see any foil / studded membrane or similar.
Above the basement insulation there is about 10 cm without insulation, then comes the actual house insulation with plaster, which goes into the soil.
I think that after more than 10 years moisture (from rain, etc.) has caused the plaster etc. to discolor, crumble and also bulge forward. (see photos!)
We want to pave right up to the house soon, but first solve the existing problem. What needs to be done?
