Hello everyone,

we are close to finalizing the financing and have 2 financing models in the shortlist. We are not sure whether to take out a 30-year annuity loan or a financing with a home savings contract as well as Riester.

Are you aware of any independent consultations that compare existing offers and can tell us the advantages and disadvantages of the models?

I would be very grateful for feedback

you are welcome to post your offers here anonymously and we will dissect them^^ there is always a pro and a con. The only independent one would be consumer protection, but whether they go into detail...

have you been informed about the pros and cons of riester?

Fee-based advisors can do this. Your two products are fundamentally different, however. Besides the question of which is more economically profitable, they have different advantages and disadvantages.

To understand an annuity loan, you actually don't need an advisor (you can manage it yourself with standard education and access to the city library or this newfangled Google). The comparison with financing through a home savings contract, however, is no longer trivial. There is (google) a calculator on the web that can do that. AFAIK, the comparison is not possible based only on the handed-out documents. Basic knowledge [how the whole thing works] can certainly be googled. For Riester, the general advice is: check the funding constellation, then, if positive, choose a product. In my opinion, the catch lies in the external control over how to handle the home and the tax burden at the end. This can only be assessed on a case-by-case basis. Otherwise, see #3: fee-based advisors. Only those who do not earn their money through commissions will really advise you independently. Whether this is necessary here, I doubt. It would be better to obtain three offers for annuity loans (house bank, online bank, insurance; otherwise completely identical conditions, e.g., fixed interest rates, etc.) and then choose the cheapest. It is easy to recognize by the interest rate and you do not face the problem of buying a financial product you do not understand (Riester, home savings plan).

Thank you for the answers. Including additional costs, the purchase price amounts to 400,000 euros. We would contribute 50,000 euros in equity.

Our tendency is towards an annuity loan with a 30-year fixed interest rate at a rate of approximately 1,200 euros. We would cover 50,000 euros with [KFW]. The remaining debt after 10 years would be approximately 33,000 euros (interest rate 1.4%). The remaining part (350,000 euros) would then run over the annuity loan for 30 years (interest rate: 2.1%). The remaining debt after 30 years would be approximately 50,000 euros. However, the loan includes special repayment options, so we could possibly reduce the amount.

What do you think of the offer?
