Verify boundary distances of buildings

I am considering buying a house. However, the distances of the main building to the boundaries seem quite tight. The building was surveyed after construction. Can I assume that the boundary distances are verified during the survey? (Construction with construction notification and subsequent survey)

How does the survey relate to the boundary certificate? Is it automatically created during the survey or can it be requested based on the survey, i.e. without a new measurement? What is the easiest way for me to clarify this matter?

For an existing and measured building, you can assume that everything is fine with the house. Can you access tim online? Then you can measure quite accurately yourself. I can measure my boundary distance (here in NRW) there online with an accuracy of up to 2 cm. Or take a tape measure and measure. Or ask the seller. Or go to the office and look at the documents. Or or or. Don't ask too much, just do it.

P.S. I have never seen a boundary certificate in my life.

In some federal states, 2.50 is sufficient.
In the case of a renovated or refurbished building, thermal insulation may also fall below the limit distance (whether 3 meters or 2.50).
Could that possibly be the case with the house?

Tim seems to exist only for NRW? Is there an alternative for Lower Saxony?

How exact do you need it? In the Geoportal, you can measure it relatively precisely. At least here in BY, that's possible because properties and houses can be displayed.
