Validity of Energy Performance Certificate during sale between notary and handover

Hello everyone,

I am currently selling my house, which is almost 9 years old. I have an energy certificate that is valid until 29.07.2023. The buyer has seen it. Our notary appointment is scheduled for mid-February, but the handover will only take place on 01.09.2023. Do I need a current energy certificate since the handover and the transfer of ownership will only take place on 01.09.2023, or is the current one sufficient because I already have the notary appointment in February and it is still valid at that time?

Unfortunately, Google could not answer my question. Apparently, it is too specific :(

Without legal certainty, I would say, a valid energy certificate is available for sale. A new energy certificate would only be required if your seller sells the house again, but then it is his matter.

It has turned out that the buyer's bank requires a validity of at least 1 year.
Online it was quickly obtained for 50€.
