Hello everyone,
we are currently at the very beginning of planning our single-family house in Bavaria. The plot of land is available.
We already have very concrete ideas about how it should look and how the layout should be. In the next few months, we have appointments with various construction companies. However, beforehand we would be interested to know whether the implementation is even possible, so that we don't find out from the construction companies / planners that it is not possible. This way, we still have time to revise plans and come up with new ideas & concepts.
Specifically, it is about:
SFH 1.5 stories without a basement (ground floor: kitchen / dining / living, guest room, guest bathroom & upper floor: bedroom, 2 children's rooms & bathroom)
Double garage with basement
Why basement under the garage? Where the garage is supposed to go, there is currently an old barn that will be demolished in the next few months. Since we have a slope here, the slab of the barn is about 2.5m below the street level. A wall must be built on one side for the garage anyway, so I can keep the hole open and add 3 more walls to create a basement (then nothing would need to be backfilled).
Our idea would be that in the basement under the garage would be the heating & technical room, a laundry room and a study, and then other storage & utility rooms. Only the laundry room & the study would be heated, everything else "cold rooms". This way, I am outside the "daily hustle and bustle" with the study and would also have "distance" from work in the evenings.
Is that feasible? Or may only basements under the house be used as a study & laundry room?
