Underground garage for a multi-family house beneath a detached single-family house

So my suspicion has been confirmed and it also explains why the underground garage is planned unnecessarily large.

How many floors is the apartment building supposed to have when it is finished and how is "your" single-family house going to be built? One or two stories? And - why are 10 (11 with yours) parking spaces planned, but only 5 cellar rooms for the tenants/owners?

Ultimately, no one can recommend for or against it. If you like the building plot including all the adverse conditions, you will buy it anyway. Although - to be honest - a mere 800 thousand euros would not be worth these compromises to me; no location can be that nice

Hello construction expert,

The apartment building has 3 floors and the single-family house has 2 floors. There are already 6+1 basement rooms (A1 to A6 and B1). See the picture .

Of course, I would not buy it for 800K euros. My attempt is therefore to find out the disadvantages and if we can live with them, to negotiate the price. For 800K euros, a "real" detached single-family house is sold in the Stuttgart metropolitan area. But at the moment, there is nothing like that for sale.

We started our property search with end/terraced houses, then "degraded" to ground-floor apartments with garden shares. In the meantime, we came across a "detached single-family house." Our first thought was that it is "only" about 100K euros more expensive compared to the terraced house or the ground-floor apartment with garden that we have already viewed, but of course offers more advantages in comparison. Maybe we were completely wrong with our interpretation here.
