When should one consider replacing the stainless steel sealing screws on a trapezoidal sheet metal roof? The roof is 12 years old and looks good. The stainless steel sealing screws also still look good. However, the EPDM seals of the screws are slowly starting to appear porous.
1. How long does an EPDM seal typically last?
2. Do the screws need to be removed or at least retightened over the years?
3. Can the seals be simply replaced (are they available) and will I be able to secure the screws properly again in the wooden substructure?
4. Alternatively, does it make sense to cover the screws with a piece of bitumen sealing tape (which is also available in different colors)?
Unfortunately, it is not immediately obvious if these screws become leaky over time. Does anyone have advice?
