Hello everyone,

on Wednesday I have the notary appointment and the purchase of the house should then be finalized. Currently, the house is rented, but I already have written confirmation from the current tenant that he will move out after the 9-month notice period according to the contract.

How should I handle the rental agreement? I'm basically buying the rental agreement along with the house, is a simple rental agreement amendment enough? Unfortunately, I don't really know how to handle all this at the moment. Maybe you can help me?

You only need to inform/prove to the tenant that you are the new owner and that he has to pay the rent to you. Nothing more is necessary, the lease remains valid or is transferred to you as the landlord.

You only become the owner after the entry in the land register. Before that, a termination is void.

But 9 months? How old is the lease contract?

Legally, it is 3 months from approximately 2002.

Is it really the case that I am only allowed to terminate after I am entered in the land register? Who collects the rent for this period?
