Hello,

I had a Town & Country Flair 130 put together for me, including changing the house dimensions. Originally it is 10.10x9.10m. Adjusted (without clinker) to 9.75 from (gable to gable) x 8m in width/depth, since the building plot is specified as 12x8 m. Is there possibly someone who has also made a floor plan change here and could share one or two inspirations?

The idea here, terrace on the west side accordingly adjacent to the living and dining area (from north to south), house entrance on the north.

Many thanks!
Regards
André

The dimensions of the house models are not coincidental or arbitrary, and in that sense, you also harm their "functioning" if you change them. One dimensional change is actually not a change, as far as I understand, only the bricks are removed. The other dimensional change is more severe, and the problem is not only in the room layout but in the tinkering required to still work out suitable room dimensions. The difficulty with reducing the house depth is additionally that the cross-section of the building must be newly designed: the roof structure must be "rethought," the staircase exit ends up relatively in another place, the narrowing affects the area of full standing height (which usually means you want to adjust the roof pitch). Afterwards, so many points have to be newly conceived that sticking to a catalog model is no longer more economical. And if you have to plan individually anyway, my path would be quite the last to Town & Country, Heinz von Heiden and the like.

Conclusion: with catalog models, if the size does not fit, better to inflate a smaller one than to trim a larger one; and vary in width (ridge direction), but not in depth (gable sides). And the more you want to change, the more worthwhile it is to better leave the basis of the catalog design.

Yes, I am aware that this costs money. Here it was such that reducing a large flair was associated with a higher credit/deduction, so for example a Raumwunder 100 (which fits one dimension, the 8m, but should be enlarged in the other) would have clearly!! cost much more - five figures -. The RW 100 would be optimal in the position, east the entrance, west the terrace, but in terms of interior layout not quite what would have been "interesting".

: that is exactly what I plan. The ridge direction would now be over the size changed to 9.75m. Then the depth a bit reduced so that the building window is complied with.

On the right, the final product would be rotated, the entrance moves to the north (top in the picture) where the guest WC is, the guest WC shifts over, either to the north wall, then the utility room, or alternatively the guest WC where the entrance is currently drawn. The staircase would go on the left (to the living room wall) or on the right to the wall of the utility room.

Complications arise here already: then the entrance is located under the shower (and its drain).

Here you completely leave the structure of the original design. But even with smaller changes you will be surprised: not only enlarging the smaller model, but also reducing the larger model costs an extra charge each. Not that you hope the "smaller" would partially compensate for the "different" one. The modification calculator only knows the plus button.

Of course, the top would also be mirrored/rotated accordingly. But I have to ask again here. If Town & Country has given me a final price for the house, then I assume that everything is settled, meaning no further costs will come to me. There is naturally an item for the floor plan change of about €700, but this has already been deducted in the house reduction.

The following is stated in the draft contract on the subject:
