After our long search of over 2 years, I can only say: Patience! And repeatedly discuss/question what you want. In the end, it’s a bit of luck and fate. For us, it went through private means, we found out who it belonged to and they were not opposed but also not necessarily willing to sell. After a nice conversation in the evening about God and the world, we bought it.
Tip:
- ride a bike through the areas (not by car, you see more by foot/bike)
- tell acquaintances and friends about the search
- pore over newspapers, visit unpopular real estate sites
- look for demolition houses (but here always at inflated prices and uncertainties)
- savings banks/cooperative banks sometimes have a decent portfolio
- check municipal sites ([Bauplatzbörsen]) and inform yourself about the council information, where something is being built or planned (this way you are, for example, directly informed about new development areas)
