If smaller, then start all over again or better have it planned anew. A few centimeters less here and there won't help!

There are many floor plans for your room program with approximately 160-170 sqm. Take a look around. Better to have a somewhat suitable one adjusted to the right size than one that is too large and shrunk down.

The question is either highly antisocial or you don’t understand the principle of an internet forum.

Even though the deal is already done: I also still see a garage in the mid five-figure range there. Hopefully, that is budgeted separately, right?
