Tiles up to X euros - What does that mean?

Hello,

I am currently obtaining cost estimates from various home construction companies. During this process, I repeatedly came across the question of how tiles are actually handled. Some companies state in their scope of work that tiles up to, for example, €30 per sqm are included. Other companies have even asked me up to how many euros they should include tiles in the offer. On the internet, I find many different tile prices. However, I do not know where the various construction companies source their tiles from or how high their prices are. Therefore, the question for me is whether the contractor orders the tiles from where you have seen tiles that you like at the specified price, or whether they only have their own sources and I can only guess regarding the price.

It would therefore be very interesting for me to find out how this generally works and perhaps find sources where I can get an approximate price level that corresponds to the sources used by the construction companies.

Hello

One thing is the material price. Here for example 30€/sqm. The source is often the local building materials trade ([Mustercenter der Baufirma], Mobau, BayWa, etc.). The construction company or the tiler can also order your tile from the internet.

In our search for the tile, the price per €/sqm was not critical later on, because you can easily determine this yourself, (Is this tile worth the extra cost of X to you?), but the additional cost for laying deviations from 30x60cm. Here the construction company offered a very high surcharge.

Tip: decide right at the beginning where which format/height should be laid.

You have to arrange that with your home builder. Many companies send you to a tile dealer or offer you samples. There, a tile from the hardware store offer can cost twice as much (but doesn't have to). Ideally, you can organize the tiles yourself. Installation prices are also interesting!

Actually, your tiler names 1 to 2 wholesalers. You select and sample there. The wholesaler then makes an offer to your tiler, who in turn makes one to you. The tiler receives a discount, which he often does not pass on, but pays for the waste from it. You still have the option to choose and buy tiles yourself, but you have to consider the waste, pedestal bases, etc.

The construction companies do this quite differently. What they do the same is that they also calculate special returns for special requests. For us, this was too non-transparent and inflexible, therefore we awarded the contracts individually and personally.

So for 30€ per m2 in the contract, you can choose from a wide range of products. There are other contracts with 15€ per m2 where only the white standard tile is included and everything else is subject to an additional charge.
