The true costs of a prefabricated house?

Hello everyone.

I’m doing an example calculation here and would appreciate any improvements from you.

City Life 250
- 180 sqm
- kfw 55
- turnkey
Price: from €260,000

What is still missing?
+ €40,000 additional construction costs
+ €20,000 ceilings and floors
+ €10,000 earthworks (very level)
+ €50,000 upgrades (I know people often say €30k is enough here)
+ €15,000 outdoor facilities (can also be more expensive)

Total €395,000

So can I move in for this amount, or did I forget something?

If applicable, land and additional purchase costs, alternatively costs for primary school, if there is not enough money in the petty cash for a cash payment.

About the house price..

I have a current offer for a Citylife 400. Turnkey, Topline, KFW40 plus (5000€ promotion), pergola 4x3m, plus a few extras. Costs ~380k€ for 160m².

And on 01.10. there will be a price increase

Haha.... always this ominous price increase. Ours was allegedly in 12/2016.

Don't let yourself be fooled.
