Hello everyone,

so far I haven’t been able to contribute much to this forum, as I was a quiet reader for a long time and was able to acquire the first, superficial knowledge.

Now I would like to let you take part in our adventure of building a house.
Here first, in chronological order, is the path that brought us to this project.

In the spring of last year, we had to move to a larger place due to our growing family. Our son was born and suddenly the 2-room apartment with 64 sqm was no longer sufficient, contrary to our expectations. So we scoured the real estate portals for weeks, looking for 4-room apartments, terraced houses, semi-detached, and detached houses for rent.

Our requirements were about 90 sqm, less than 10 years old, and a warm rent of up to about €1,000.
With these expectations, we had little success, so we had to find alternative solutions. For us, interesting rental properties started at €1,200 warm rent. Most of the time, the warm rent was €1,400 or more, mostly terraced houses and semi-detached houses.

My parents-in-law then put the phrase into the room that you could also pay off a house with that amount.
That thought was surreal to us at first. Since we had just become parents and I had taken a new job with significantly more responsibility 7 months earlier, we wanted to postpone taking on additional responsibility for now.

But the longer we looked, the greater our frustration grew. So we took a look at what existing properties were available for purchase on the market. Here, too, it became apparent that interesting properties had a purchase price that my grandfather would have been quite shocked to say: That used to be 1 million Marks!

Then my parents-in-law heard of a new development area that was soon to be developed and gave us the contact from their circle of acquaintances. This person was well connected to a decision-maker in the municipality, which allowed us to get an appointment with the mayor quite quickly and loosely discuss the area and our situation.

I came out of that conversation totally overwhelmed. Never in my life had I read a development plan, and I couldn’t understand about 90% of the technical terms. At least I could remember the approximate purchase price. He gave me a copy of the development plan.

At that time, I knew I couldn’t assess something like that without advice. So we made an appointment with a general contractor. The conversation quickly showed what would be possible and, in the end, we were shown that for about €350,000 we could get a completely finished house including the land.
That certainly made an impression. Suddenly, everyone in our immediate environment advised us to build this house and become owners.

At that point, I decided to inform myself more, because I don’t even buy a vacuum cleaner without reading everything about it.
The more knowledge I acquired, the more skeptical I became that the project would work out as planned. We are very demanding with our purchases and nothing annoys us more than an investment that later turns out to be a mistake.

Appropriately, my wife then noticed an ad on classifieds where new apartments were offered for rent. 4-room apartment, terrace, 2 bathrooms for 950 warm.
Three days later we signed the lease, and the topic of building a house was over.

After we moved into the new rental apartment last summer, our desire to have another child returned. Basically, we always wanted two children, but with a gap of about 4–5 years. We then threw that plan overboard and “got to work.”

In the fall, we knew baby number 2 was on the way. At the beginning of the year, it became clear to us that our apartment would probably be too small, as I needed a study. The easiest solution was thought to be a working place in an office for rent. As I then learned, there is no such thing here. Since I didn’t want to found one, alternatives had to be found.

So the plan to build a house was reactivated. We told acquaintances and friends that we were looking for a plot. Unfortunately, building plots in the area that was suitable for us were rare. Occasionally we found offers on classifieds and the like, which didn’t come into question for various reasons, some of which you can read about in my first threads.

We put our names on the lists for new development areas at every municipality and I was really active in the search. Unfortunately, without success, and I increasingly heard from other people that they had been looking for plots for several years. At that time, we had only been active for 3 months. So this could be fun. Since patience is not my strength, I began to give up. This will never work!

And then the phone rang yesterday. On the other end was the mayor of the municipality where we had been invited for a conversation at the very beginning of the story. We had completely forgotten this because we assumed that all plots here had already been allocated!

He informed us that we could non-bindingly view the last free plot. He assumed that the current interested party would cancel for various reasons and then we would be next on the list.
Totally stunned, I asked for the plans and prices to be sent again, and we arranged to meet next Monday for further information.

Then the phone rang this morning. It was the mayor again, who informed me that the interested party had indeed dropped out!
So we looked at the plot today and were able to secure the plot today!
Contracts are to be signed by July, and the start of construction could theoretically be in August, as the area will then be completely developed.

Our adventure begins now!

As an attachment, I am including excerpts from the development plan and the drawing of the plot. It is plot number 3.

We will first enjoy the weekend and then deal more intensively with the various house types and look for architects in the area.

This thread is intended to allow interested parties to virtually accompany us in building our house. At the same time, I will probably ask a lot of questions and of course hope for helpful answers and lively exchange.

With my lottery win of one million marks I will first take a world trip with an audience with the Pope, later I will open a men’s boutique in Wuppertal with my daughter
