The base plaster peels off in some places after 3 years

I wish you a good day,

I could use some information about a problem with my base plaster. The house was newly built about 3 years ago. It was plastered with a mineral plaster at my request, which was then painted with a silicate paint. The house has no basement and was built on a concrete slab, which is of course also insulated. After 3 years, the plaster in the base area is starting to peel. At first, lighter spots appeared before the plaster then came off. I am not an expert in this.... Could it be that

a) the wrong plaster was used in the base area?
b) the wrong paint was used in the base area?

Perhaps you can tell more about the cause from the pictures.

There are many mineral plasters. Try to find out the manufacturer and type. What was the plaster applied on, directly on the concrete base or is there perimeter insulation on it?

Thanks first of all for the response. It is a plaster by Schwenk. Insulation is present. It looks as if the moisture is being drawn from bottom to top.

First of all, I am not an expert, but I have had to acquire some knowledge out of necessity. Schwenk has many plaster products. The manufacturer is secondary; the products used by a manufacturer are decisive.

Without more detailed information, it is not possible to say anything from a distance. Take a look at the specification text to see how the construction should have been and then compare it with the contractor’s invoice to see how it was actually done. To my knowledge, the construction should be as follows:

Concrete base -> perimeter insulation -> fabric reinforcement with appropriate mortar -> top plaster -> [...]

The area that lies in the ground must still be sealed, so

[...] bitumen sealing compound -> studded membrane.

Then the base is basically sufficiently protected against moisture and therefore no plaster should crumble away.
