and when including the Kfw loans, the first three years can still be kept interest-only. This also provides some breathing room for the three years to be bridged until your wife receives an income again.

But the thing with KfW is only for KFW 55, right? That doesn’t really fit my budget, does it? Maybe I would take the Flair 110 Solar from Town & Country for 140k€, that would fit in there. There is so much to consider everywhere.

You can definitely consider the KfW home ownership program (up to 30% of the total costs, max. 100,000 EUR). And the first 1 to max. 5 years can also be arranged to be repayment-free.

Depending on the construction method, additional KfW programs might then be available, which you can approach similarly.

In my opinion, you should first decide on a house that you like – regardless of the KfW funding options. Once the type of house is determined, it is quite easy to inquire about the amount of any additional costs in a conversation with Town & Country in order to meet the energy standards of the different KfW programs.

Your financing plan can still be adjusted accordingly afterwards.

Hello Perlenmann,

for 130,000 you can definitely get 110-120 sqm including the foundation slab.
With 30,000.00 for incidental costs, you will make it.
With your income, financing 170,000.00 is also quite possible. You probably won't need KfW funds anymore, unless you want to build really energy-efficient. There are interesting KfW programs for that.
With T+C, pay close attention to the cost planning so that nothing comes up afterward. The protection letters are a nice marketing gimmick that you will also have to pay for yourself.
