Tender also during demolition?

Hello dear construction colleagues! We want to build this year on the property of my husband's grandparents and have to demolish the existing building for this. We are working with architects who are planning the new house and asked us to obtain quotes for the demolition. However, they are not managing this. I am now wondering whether we also need a tender with a concrete specification for the demolition or if it is somehow clear that demolition means that afterwards nothing of the old house should be left? We have already contacted some companies that never asked for a tender but for whom just inspecting the building and sometimes even only the size and photos of the house were sufficient. Creating a reliable tender for a demolition is far too complicated and probably costs the same as the demolition itself. Therefore, no one does it, and it is also not common in single-family house construction.

Ok, thanks for your assessment. How does it work if the demolition company also does the earthworks? That is then somewhat more complex (basement excavation, infiltration trench, pipes, etc.). Is it a good compromise to confirm the demolition without a written agreement and to create a detailed scope of services for the earthworks part? Or are the plans sufficient here? What happens if the craftsman misreads the plan, plans too little slope, etc.? Can he excuse himself by saying there was no concrete tender? Thanks! Best regards, Hanna

Would separate demolition and earthworks.
For us, it was such that demolition and gutting were cheapest when done by a company specialized in that, and earthworks/foundation/slab/retaining wall/garage by another.
Both together were more expensive.

Demolition and gutting without tender, what has to go, has to go. The offer then included
Asbestos roof approx.
Demolish and dispose of barn
Retaining wall on the slope side remains
Filling cellar not included (the new house supply line needs to go in)
Manure pit will be emptied in advance by the client
Laboratory report x
Hazardous material class 1 x EUR/t
Hazardous material class 2

Billing based on weighing slip
