Hello, I would receive the house from my parents. Therefore, I have to pay out my sister. Are renovation costs deductible from the amount to be paid out? Renovation work is necessary ~ 100000€. Thank you very much for your answers.

Without any expert knowledge, I would say: current value divided by 2. What you put in afterwards is then your business.

I agree with Müllerin, the question remains what the current value is.

To be somewhat sure, the parents or your sister and you should commission an appropriate appraisal.

So renovation costs of course you cannot deduct. As I said, you have to divide the current value by two. Here the problem begins:

- current market value? Problem: Extremely hyped and maybe only half in a few years?
- intrinsic value
- market value
- lending value
- average value over the last decade

So here quite a few things are conceivable and I wouldn't know how to do it fairly. It should be best agreed upon with your sister.

Personally, I consider 3/4 of the current market value as reasonable.

The easiest thing would be to commission an appraisal. And then pay out half.
Look for a sworn appraiser. It doesn’t cost the earth. Hopefully, there won’t be any dispute afterward.
Sure, prices are high at the moment. But I always say, the price you buy at doesn’t matter, the selling price is what counts.

The parents are still alive, so they decide how they want it and not you. If everything is really clarified within the family, it's off to the notary. Do you have other siblings? Do your parents want your sister to receive half of the house value as a sum of money? Do the parents want a lifelong right of residence? This significantly reduces the value of the house. Are there already 2 apartments in the house or do you have to create living space for yourself first? Many questions remain open.
