Once again: The price is definitely not due to the great house but - exclusively - from the land and the costs of necessary activities to make it buildable. If building land costs 500 EUR/m² there, I can imagine that the price is justified. At 10 EUR/m² rather not. Whether you renovate it or not plays less of a role.
