Speculation tax on leasehold

Hello dear ones,

we want to sell our house. Now the question arises whether we have to pay speculation tax.

Our house is on a leasehold property and we have been living in the house ourselves since 2013.

That means the property has been owner-occupied since then.

If I have read correctly, then no taxes are due?? I am just unsure how it works when living on a leasehold property.... Does the same legal situation apply then? Maybe someone knows?

No capital gains tax is due for owner-occupied use (100% certain, since you have always lived there).

No tax, as used personally for at least 3 years.

Addition: If owner-occupied from the beginning, no tax even after 6 or 12 months. ==> Buy a cheap apartment, renovate it and sell it at a profit. This is how young people can quickly advance.

More than 3 in 5 years and it is considered commercial --> trade tax!
