Soil survey report for construction - Which offer to choose?

Hello,

for our property we need a geotechnical report. We have two offers for this and need to choose one. As laypersons, it is difficult for us to compare or to determine what added value is offered for the higher price. Maybe someone among you can advise.

Offer 1:
Quotation calculation based on working hours for expert and technician
Settlement calculation according to DIN 4019, determination of a bedding modulus
2x investigations using small percussion drilling KRB up to 5m including sample collection
1x investigation using heavy dynamic probing DPH up to 5m
Surveying
Water sample
Water content determination
Determination of consistency limits
Combined sieve and sedimentation analysis
No chemical analysis
Price: 1700€

Offer 2:
Flat-rate calculation based on base prices for report and drilling
2x drillings up to 5m
Layer structure of the subsoil, soil classes
Groundwater situation, especially HGW
Determination of bedding modulus, allowable soil pressure
Determination of fillings, soil replacement
Foundation recommendations, sealing variant according to DIN 18195
Determination of infiltration capacity
Price: 720€

The first offer is more detailed, but does it also provide an "added value" in terms of results or insights that justifies the higher price?

As a rule, offer 2 should be completely sufficient - my opinion.

But offer two is not enough if you have to carry out a lot of soil replacement and thus want to dispose of the soil. Many want an expert report according to LAGA to know that the soil is not chemically contaminated. Nevertheless, I would do that separately when the time comes, you will probably come out cheaper anyway.

Sorry, misread, it says "no chemical analysis" with you [emoji85]

Offer 2 is really enough!

You can offer it as an alternative option and use the card if necessary.

Correct, chemical investigations according to LAGA are optional to commission with both offers. The only really visible difference for me is the additional execution using heavy dynamic probing DPH in offer 1. I was able to read what it is - but not what additional insights result from it. For which calculations is it necessary if it cannot be determined through the normal 2 borehole points?

the simple one is definitely enough. in the end, these are just snapshots of certain spots. we built without a soil survey. it was dug as deep as would have been necessary anyway. the benefit was zero. the only advantage would have been knowing beforehand that you can't fit a [versickerungsschacht] at the planned location...

take the simple one...
