Single-family house without a basement - generate parking space elsewhere

Hello everyone,

we are building our single-family house without a basement with the following data:

Gable roof with 45°
Knee wall 1m
Living area: 148 m²
House dimensions: 8.95m x 11.32m

We want to compensate for the missing storage space of the non-existent basement with the following measures:


    [*]Attic will be made accessible.
    [*]Construction of an extended single garage
    [*]Construction of a spacious garden house


I have questions regarding the following points:

Regarding 1 - Attic:

It is a cold roof, i.e. the ceiling between the upper floor and attic is insulated with wool with a vapor barrier foil in between.

The goal is to create more storage space. The attic is not to be used as living space.

For this, I want to use tongue-and-groove boards, as these, unlike OSB boards, are vapor-permeable and therefore no problems with rising moisture from the upper floor can occur.

Questions:


    [*]So far, a pull-down attic ladder is planned. My wife would like a fixed space-saving staircase with a railing for easier access. From my point of view, no problem as long as the access to the attic (roof hatch) remains insulated. Are there suitable solutions for this?
    [*]We would also like to dry wet laundry in the attic. Is this unproblematic in our case? From my point of view, the evaporating moisture could dissipate without problems.
    [*]What do you think, how much effectively usable space will result?
    [*]Do you have your own experience with this?


The attached picture serves as an example.

Regarding 2 - Garage

The garage should be 3.45m wide and 9m long. Inside the garage, a partition should be set to separate the parking space for the vehicle from the storage room. Do you have recommendations for a manufacturer or even your own experience?

So you can basically forget about drying laundry up there. In winter it's so cold that you can hang the laundry there with a jacket and gloves on, in summer after 5 minutes a shower is necessary. Then the standing height is also interesting, meaning in which area you can actually stand upright. It probably isn't very large. We have an attic of similar size, as a storage space it's perfect, you can fit quite a lot in there.

Thanks for your feedback.

According to the plan, there would be a height of 2.50m in the middle. I therefore think that there is still some space to stand on the sides.

Without being indiscreet: Would you perhaps provide 1-2 pictures of your attic? I would like to get an impression of the actual space conditions.

Depending on the climate, only tools, bicycles, garden equipment, drinks, and such go in the garage... I would no longer store garden furniture cushions with us because of the risk of mold.

I don’t think that’s a good idea. Since the hatch still needs to be insulated, it’s unlikely that the attic will be used regularly. At most, Christmas stuff etc. will be stored there, and even that is already decreasing in our case. Besides, you have to pay for another staircase, and access to the upper floor would surely be somewhat more complicated.
It would be different if you build a proper access with a door, which could possibly be used later as a development reserve. But do you need that?
