We are still at the very beginning of our planning for our house and want to build it turnkey. We have also already made initial sketches with floor plans. Since we have hardly any knowledge in the entire area, we would like to know what all needs to be considered? We already have the [Grundstück] and there are no problems with the financing, but how do we proceed now?

A good first step would be to fill out the questionnaire (pinned above in the floor plan section). Sketches are very good, stick to them as long as possible, i.e. avoid the common beginner mistake of planning exactly and possibly still with house design software too early. Just chosen or already bought? – the more details we know about the plot, the better we can "co-plan". Only facts count, no often misestimated sense of evenness of the terrain. What is the legal framework for the plot (development plan, §34)?

The property is purchased and is 575 m³ in size. The terrain is flat but I cannot say anything about the legal framework at short notice.

Wow... This could get interesting.

Land already purchased without knowing what is allowed to be built there. And what if, for example, only a bungalow is permitted?

In the other thread you ask who will draw the plans for you, here you say you want to build turnkey. There is a lack of information on your part.

The classic turnkey solution is a prefabricated house from a general contractor. They will also draw your plans.
My tip: go to a model home park, there are several manufacturers, look around to see what you like and talk to the people there.
You can also check online which providers approximately implement your wishes in their example houses.

If it is supposed to be very individualized, it might be more in the direction of an architect with separate contracts. Then you would also have a contact person who is on your side (but also takes up to 10% of the construction cost).

Since you apparently have not yet delved deeper into the matter (What is actually allowed to be built...) you should generally first read up on the topic of building. Otherwise, I see things bleakly.

Having your own plans and then wanting to build a turnkey house is certainly difficult. Better to go to the [GU], take a ready-made house and get it turnkey. That is certainly associated with far fewer gray hairs than your idea...

I am sure the thread creator just misunderstood the wording about the "legal framework" late at night. Simply put, it is only about whether there is a development plan and what it looks like. It will all work out. So, as I said: fill out this here, post the sketch here, and then things will automatically progress quite a bit.
