Single-family house or semi-detached house?

Property: 13m wide, 40m deep (neighbor the same), building allowed up to 2.5 floors, no flat roof, building window: semi-detached house: 10x14, single-family house: 7x minimum 14. 200 sqm living space plus basement should be achieved. Does a 7m wide single-family house have a good floor plan or does it feel like a terraced house and would you recommend a semi-detached house? Area would not be a problem with 2.5 floors.

Even with 7 meters width, you achieve a functional floor plan for a beautiful house. However, for some with compromises, for others finally an opportunity to build an open, light-flooded house.

With you, I wonder if the 3-meter setback brings anything here. With 2(,5)-story construction, you unnecessarily take away light and space.

Then you stick a garage on one side and you can no longer walk around the house anyway.

I can personally only imagine a semi-detached house. What does your neighbor want to build? It is not possible that he builds a semi-detached house and you build a single-family house, there are problems with the clearance areas. I imagine a single-family house with 7x14 to be quite tube-shaped, unless you rotate the ridge direction. Whether that is approvable? No idea. Regards
