Hello everyone,

after having been a silent reader here for some time now, and with the crucial phase slowly approaching, it’s time to also create a topic and include the forum’s collective intelligence in the planning.

First of all, a few framework facts to sketch a basic picture of the initial situation:

We (my wife and I, 26 and 28 years old) want to build (have built) a house next year. We are both employed (she part-time, I full-time, combined income around 5500 euros net). The plan is a single-family house in the Swedish style (no wooden facade due to development plan) on a roughly 650 sqm plot which is fully developed and including road construction costs will cost about 95,000 euros and will be financed from equity.

The house is to be built as a 1.5-story prefabricated house to KfW 70 standard without a basement and possibly placed on a climate slab. Since we definitely plan to have one child and would not rule out another in the future, the house should have a total area of about 160-170 sqm. The equipment should be of high quality (so between medium and high). As a heating system, I am currently thinking of an air-to-water heat pump.

For the entire project, I have currently estimated the following amounts:

Plot including taxes and notary: 100,000 euros
House construction: 240-250,000 euros
Additional construction costs: 30,000 euros
Painting and flooring work: 20,000 euros
Outdoor facilities + finished garage: 10,000 euros
Extras: 10,000 euros

Available is 180,000 euros of equity, which means that a loan of about 250,000 euros would have to be taken out. According to my plan, this would mean a monthly cost of 950 euros with an effective interest rate of about 1.6 percent (including KfW loan at 1%) fixed over 15 years and repayment of 3 percent. The repayment is deliberately not chosen higher in order to keep the fixed burden low. Instead, I plan annual special repayments of around 7500 euros, which would mean that the loan would be fully repaid by the end of the fixed interest period.

Here are my questions:

1. Do the planned costs appear plausible, is it possible to build a house for the stated amount in Saxony?
2. Which prefabricated house companies are recommended? An acquaintance recommends trivselhus, but unfortunately not much can be found about them; are there any good experiences from the forum on this?
3. How is the financing situation? Does my approach make sense or should I consider other directions?
4. We are thinking about a photovoltaic system for one side of the house roof instead of tiles; are there savings potentials here that could be offset against the cost of the system?
5. Are there any other notes to consider or questions that arise in connection with the setup?

I am very grateful for any hints! The HAUS fair will take place near us in Dresden next weekend, which we will of course attend, and I would be happy if I could do so with a lot of input from the forum.

House costs may sound somewhat low if the climate floor slab is supposed to be included (if not, it is missing as an item; be careful, for prefabricated houses the price for the floor slab is often stated as OK). I would rather estimate the outdoor area + prefabricated garage at 10k each instead of total. In-roof photovoltaic saves the tiles but is about the price of the tiles more expensive than an on-roof system -> basically the same.

Hello Nathi, thanks for the feedback. For the outdoor area and prefabricated garage, I had also planned 20,000, I don’t know why I wrote 10,000 here, but unfortunately I can’t change it now. In your opinion, what would need to be added to the price including the base slab to reach reasonable values?

That is difficult to say because it depends on the soil conditions and what you understand by [Klimabodenplatte]. I estimate that with 15,000-20,000 euros you will not be too far off.

Hello,
also think about the interior fittings such as the kitchen and furniture, costs for the mortgage registration, and a big buffer for unexpected expenses (especially if the fittings are supposed to be high-end).

Since we are currently already living in a smaller rented house and only bought a new kitchen two years ago which will move with us, the furnishing with furniture is basically complete and will not make up a large item. Regarding the extras, I have initially calculated 10,000 euros which I would prefer not to exceed. Since we do not intend to build with Massa Haus and similar companies, the basic standard should already have a certain level which could then only be slightly raised in a few points (doors, fittings, and staircase). Does anyone have recommendations for house construction companies that build in the Scandinavian style and have shown good references so far?
